Lettings and Property Management


moving_coupleWe provide a full management service for residential properties on behalf of clients or we can simply find you a tenant.  If you own or currently intend to purchase a residential property for rental in the area, take advantage of our professional and cost effective service.  We can advise you, the client, of the various Landlord and Tenant laws and deal with the often tricky business of managing property and dealing with tenants.

 

Current Lettings Charges

Tenants

All charges are currently payable by the tenant irrespective of rental amount.

Administration Fee - Currently £360 including VAT per property.  This fee includes referencing and signing the Inventory and Tenancy Agreement.

Deposit -  Currently the equivalent of 6 weeks rent.  Held as a surety against the property for condition and non-payment of rent.  Held in a DPS-approved scheme.

First Month's Rent - To be paid in advance.

In order to reserve the property, the Administration Fee must be paid immediately to Radfords Estate Agents.      This fee is non-refundable should the tenant decide not to proceed.  It is also non-refundable should the tenant fail any of the credit or right to rent checks.  However, if the Landlord decides not to accept the tenant for any other reason the sum would be refundable.

Current Ongoing Charges -

Renewal of Tenancy Agreement - £102 including VAT

Letters/emails/phone calls re non-payment of rent - £24 including VAT each

Outgoing Inventory check with Tenant - £60 including VAT

 

Landlords

Find a Tenant - Radfords will advise on rental, find a tenant, interview and reference them, prepare the Shorthold Tenancy Agreement, prepare the Inventory, arrange the EPC and Landlord's Gas Safety Certificate, take and record meter readings.  The fee for this is 10% of the annual rent + VAT.

Extras -

EPC (Energy Performance Certificate) - currently £75 (no VAT)

Landlord's Gas Safety Certificate - depending on requirements - minimum of £60, possibly an additional element of VAT depending upon contractor used.

Inspection (non-management) - £90 including VAT

Serving Section 21 Notice by recorded delivery - £102 including VAT

Outgoing property check for Landlord (condition) - £102 including VAT
